1. Q: What is happening to the existing sewerage ponds and sludge drying beds currently located on the flood plain?
A: The sewage treatment plant and existing ponds will be removed from the flood plains; this will reduce water pollution risks in times of severe flooding. Infrastructure works are proposed for the provision of a new Mannum sewage treatment plant at a remote location and for the extension of public utilities such as water, waste water, telecommunications and power.
2. Q: What will be the benefits to the town of Mannum?
A: The establishment of Mannum Waters has potential for significant economic benefits, in terms of increased employment, tourism and investment associated with the construction and operation of the proposed development.
3. Q: How will you monitor water quality in the marina?
A: Four monitoring stations will be established to provide a continuous record of water quality. Two will be located within the internal waterways. One will be located within the river near the main entrance and a fourth will be located at the outlet from the internal waterways. The results will be accessible remotely and available to the relevant government agencies and Mid Murray Council. The system will contain automatic alerts and some automated responses to ensure that the quality of water leaving the marina and waterways is compatible to that within the river at any one moment.
4. Q: How do you intend to fill the marina?
A: Filling the marina and waterways is a once off event for each component. Components may be filled at different stages of the development. No filling will occur until approximately two years after project approval. Once filled, the water will return to the river when levels drop and increase when the river levels increase.
Water to fill the marina and waterways will be supplied from the river through permanent water licences purchased on the open market under normal trading practices.
5. Q: Will your Building Code stipulate Best Practice Environmental Codes including rain water tanks?
A: Yes. Best practice will be identified within a House Owner’s Charter and a set of Design Guidelines as well as reinforced through a Development Plan Amendment for the Mid Murray Council. A 10,000 litres rainwater tank will be a requirement for each property.
6. Q: What are your plans to revegetate the area?
A: In addition to the wetlands, 23ha will be revegetated with selected native plantings.
7. Q: How much land is being used for the wetlands?
A: Over 40 ha of wetlands will be constructed to extend existing habitats, control salinity and improve water quality.
8. Q: Are there any significant Aboriginal heritage areas?
A: Yes, 6 areas have been identified by heritage consultants and will be preserved with the agreement of the Aboriginal custodians at Mannum.
9. Q: How does having a marina help reduce erosion along the river?
A: Currently mooring of houseboats along the river causes damage to the riparian habitats and the discharge of sanitary waters pollutes the river. The latter is considered to be the most significant pollutant risk to the river in the Mannum area. Mannum Waters addresses this issue by providing moorings off-river, which are fully serviced within the Marina proper.
10. Q: Why build a marina at Mannum?
A: Mannum, with its strong boating association, is the preferred location for a major increase in mooring numbers. The additional moorings located off-river will contribute to a cleaner river and a more environmentally sustainable outcome for the houseboat industry. Many houseboat hire operators already function out of Mannum. This development is seen as a major boost to Regional Development at a location which is close and readily accessible from Adelaide.
11. Q: Will there be any recreational areas?
A: Yes. Mannum Waters will have over 50% of the overall development for public open space.
12. Q: How will the marina affect house boating at Mannum?
A: Off- river mooring sites will encourage more people to stay at Mannum, using local shops etc. Overall Mannum Waters will provide a much needed stimulus and facility within the Mid Murray Council area.
13. Q: Will the construction of the marina create employment for the people of Mannum?
A: Yes, during the construction many businesses will be used for supply of materials, and labour, creating many employment opportunities.
14. Q: Will ongoing employment be available once construction is complete?
A: Yes. With the running of commercial enterprises, accommodation, and the marina itself, many employment opportunities will be available.
15. Q: How many jobs will the marina create?
A: Once Mannum Waters is completed, it is estimated that approximately 77 jobs per year will be created with a value added amount of $6.3 million per year to the local economy.
16. Q: What level of service will be provided in the development?

The following items detail the various services to be included with the development:
Power – ETSA Utilities service mains. 3 phase power will be available if requested by the land owner..
Water – SA Water service mains filtered water subject to normal State Government restrictions for use.
Sewer – Full sewerage by vacuum system and delivery to a new SA Water treatment plant, remote from the development.
Telephone – Normal telecommunication service with broadband capability.
Stormwater - Conventional kerbing in streets to catch, treat and return to waterways. Treatment involves gross pollutant traps and stormwater detention/retention treatment ponds throughout development. All house living areas to be located above 1956 flood level.
Footpaths – Footpaths will be solid. Double sided on the main access road and single side on inner suburban roads.
Walkways – Walkways will traverse the area from River Lane in the north and through the wetlands and revegetation areas. The wetlands will have controlled pedestrian access only.
Planting - Extensive tree planting is proposed throughout the development. Well in excess of 300,000 plants are proposed including the wetland and revegetation areas. More formal planting will be undertaken with the suburban streets and public areas.
Bicycle pathways – Designated bike paths will be solid. Bikes will share dual routes with walkways and suburban roads.
Waterfront mooring - A 15m easement has been included on most waterfront allotments where they adjoin the waterway reserve for the purpose of a riparian planting and access. Approximately 10 metres of the easement will lie within the waterway and will be available for the location of a landing and also the mooring of small craft. Houseboats and large craft are not permitted to access the residential waterways or be moored at the allotments. Separate mooring for houseboats and large craft will be available at the Marina through the purchase of berths within the Community Title.
Boat services – Marina berths will be fully serviced with water, sewage vacuum pump-out, power supply (15amp) and telecommunication. A fuel station, gas bottle supply and other boat services will be available at the general store.
Boat maintenance – A secure boat maintenance area will be available near the commercial area. A boat lift is also planned in this area.
